A previous developer had plans for the site called Riverside at Poplar Point Place, a mixed-use project located at Howard Road, SE and Suitland Parkway. Phase I could offer apartments and a hotel on the northern portion of the site (north of Howard Road) and Phase II could offer 220,000 sq. ft. of retail/restaurant space with on-site parking on the southern portion of the site. Other development scenarios could offer up to 1.2 million sq. ft. of office space in two buidlings for the Department of Homeland Security as well as residential uses. The project abuts but is not part of Poplar Point public parklands.
